RECOMMENDED ACTION(S)

 

 

1.

Find that Negative Declaration PA050047/TTM16924 satisfies the requirements of CEQA and is approved for the proposed project.

 

2.

Approve Tract Map 16924 pursuant to the provisions of Section 66436(a)(3) of the Subdivision Tract Map Act.

 

3.

Approve and authorize the Chairman to execute the attached subdivision improvements agreement S0507-0147 (Attachment A).

 

4.

Accept on behalf of the County of Orange the easement for ingress and egress proposes as dedicated over Lot A.

 

5.

Accept on behalf of the County of Orange the easement to the County for aircraft overflight purposes.

 

 

 

 

SUMMARY:

 

Approval of Tract Map 16924 located south of Bristol Street will provide for streets, storm drains, and survey monumentation to serve future residents.

 

 

 

BACKGROUND INFORMATION:

 

The owner and subdivider of the project is Mesa Orchard Associates LLC, a California Limited Liability Company.  Tract Map 16924 contains 32 lots for single family residential development and 3 lots for private streets.  Access to the site is south on Bristol Street, west on Santa Ana Avenue, then south on Orchard Drive to the site.  The Orange County Subdivision Committee approved Tentative Tract Map 16924 on August 2, 2006 when the site was unincorporated.  Subsequently the site was annexed to the City of Newport Beach.  The County remains responsible for approval of this final Tract Map.  The Tract Map and Agreement are in substantial compliance with the approved Tentative Tract Map and conditions imposed.

 

Compliance with CEQA:  Negative Declaration PA050047/TTM16924 was previously adopted by the Orange County Subdivision Committee on August 2, 2006.
