RECOMMENDED ACTION(S):

Find that the proposed project is Categorically Exempt as defined by the California Environmental Quality Act (CEQA) Guidelines, Section 15301, Class 1.

Approve the Lease Agreement with the Xerox State & Local Solutions, Inc. Lease # (CEO/RLS/CRE-014-002) for a term of one year commencing March 17, 2014 to March 16, 2015, with two 1 year options to renew through March 16, 2017. |

Authorize the Chairman of the Board to execute the original and three duplicate copies of the Lease Agreement. |
SUMMARY:
Approve the Lease Agreement with the Xerox State & Local Solutions, Inc. through March 16, 2015, for 1,336 square feet of space at the Orange County Data Center.
BACKGROUND INFORMATION:
Xerox State & Local Solutions, Inc. is proposing to lease 1,336 usable square feet of space at the Orange County Data Center. Xerox will use the space to host network equipment for several non-County clients.
In the current base Data Center Services contract, Xerox is leasing 11,990 square feet of space at the Data Center from the County. This contract expires on March 16, 2014. Xerox will no longer require this amount of space.
This proposal will provide an annual rental revenue stream of $217,392 ($18,116 monthly) and approximately $137,000 in utility reimbursements ($11,417 monthly) for Xerox’s space at the Orange County Data Center. Should the County have need for the space, the lease can be terminated with 60 days’ notice. A summary of the lease terms is provided in the attached Lease Summary.
Compliance with CEQA: The project is Categorically Exempt (Class 1) from the provisions of CEQA Pursuant to Section 15301 of the CEQA Guidelines.
General Plan: This action conforms with the General Plan of the City of Santa Ana.
FINANCIAL IMPACT:
Annual revenues to Information Technology Internal Service Fund 289: $354,392
