RECOMMENDED ACTION(S)

 

1.  Find that the proposed project is categorically exempt (Class 16) from the provisions of

     CEQA, pursuant to Guidelines Section 15316. 

 

2.  Approve and accept the Irrevocable Offer to Convey Real Property for recordation purposes only and return to RDMD, Right of Way Engineering for recordation.

 

 

 

 

SUMMARY:

 

RDMD requests the acceptance of the Irrevocable Offer to Convey Real Property in fee for local park purposes in the Ladera Ranch Planned Community.

 

 

BACKGROUND INFORMATION:

 

Development conditions require the developer, Ladera Ranch Maintenance Corporation, LLC ("LARMAC") to make irrevocable offers of dedication ("IOD") to the County in fee simple for certain local park sites as mandated by the Local Parks Implementation Program for the Ladera Ranch Planned Community.  LARMAC is dedicating 8 lots for a total of 11.195 acres.  The IOD is for recordation purposes only to be accepted by the Local Agency at a later date.

 

California Environmental Quality Act:  The proposed project is categorically exempt (Class 16) from CEQA per Section 15316 of the CEQA Guidelines, because it consists of an offer of dedication of land to establish local parks.

 

General Plan Conformity:  This project is in conformity with the County of Orange General Plan.

 

Hazardous Materials Assessment:   No issues of environmental concern were found, based on an assessment completed on January 10, 2006.

 

Local Park Code Compliance:  The proposed project is consistent with Park Modification 98-1, the Local Park Implementation Plan for the Ladera Ranch Planned Community.
